La Mona is planned as an eco-friendly residential
development on the southern Pacific coast of Costa Rica. Our primary
goal is to bring together a community of like-minded people who
share a common vision. As stewards of the land, we will preserve and
enhance some of the most biologically diverse tropical rainforest in
the world. Living in harmony with nature and enjoying all that it
has to offer is the ultimate reward.
The La Mona residential community, just minutes from Golfo Dulce, is
designed as a secure, gated community offering 35 single-family
residential lots, ranging in size from 1/4 acre to 6 acres.
Architectural plans are available. In addition to an enclosed
recreation center with generous patios for activities such as yoga,
dance, and social gatherings, amenities include an inviting swimming
pool, guest cabins, stables, and equestrian and hiking trails.La
Mona development is offered in three phases. The grouping of eleven
Phase I lots near the highway features an adjacent recreation
center, pool and guest cabinas. These lots vary in size from
approximately 900 sq. meters to 1210 sq. meters. They are bordered
on three sides by rainforest, a year-round stream, and have a
generous common green at their center. They are currently valued
from $65,000 to $85,000, depending on lot size and location. The
main drive meanders gently up to an elevated mesa with incredible
360˚ vistas. The twenty-five spectacular Phase II & III view lots on
the mesa range from 2-6 acres in size. These lots are valued from
$115,000 to $195,000 with consideration to size, location and view.
All lots include private drives, 100 amp electrical service, and
underground water service.
Reforestation Project
Buyers in the market for year-round or vacation homes will find this
175 acre property to be a very unique offering. As part of an
ongoing development process, significant reforestation of land once
cleared for pasture is a primary goal. As a result, many native
species of trees and plants will be re-established, encouraging
indigenous wildlife to flourish. There are over 50 acres of
protected rainforest, dedicated common areas, year-round streams,
spectacular waterfalls, and exceptional elevated views of the coast
and surrounding valleys.
Surrounding Area
Nearby, Golfo Dulce and the Pacific waters beyond provide
some of the best catch & release sports fishing on the planet, in
addition to world class surfing in Pavones. Dolphins are always seen
cavorting near the many beaches, and whale sightings delight many.
The new 217 slip Bahia Escondido marina in nearby Golfito has
recently broken ground, with 184 hotel units, commercial shopping
plazas, and restaurants. It is due for completion as early as next
year. As a result of the Marina development, the small town of
Golfito, with its own airport already well established, will
continue to retain its unique charm and character, and will benefit
from the infusion of jobs and tourism dollars.
Corcovado, on the Osa Peninsula, along with the Golfito and Piedras
Blancas Preserves are the most bio-diverse rainforests in all of
central America. Among a multitude of other species, jaguars,
toucans, capuchin monkeys, and scarlet macaws abound, offering
unmatched opportunities to experience the tropical splendor of Costa
Rica's flora and fauna first hand.
Homeowner’s Association
The La Mona community will have its own CC&R’s (covenants,
conditions, & restrictions) governing use of the real estate,
enforced by the La Mona Homeowner’s Association, and passed on to
the new owners of the property. Annual homeowner association fees
apply for such expenses as maintenance of common areas, roads,
trails, pool, community center, etc. which can be greatly offset by
income from the guest cabinas and community center activities.
Presale Offer
We are presently offering a limited opportunity to purchase selected
lots at discounted pre-construction prices. Once construction of the
community center, pool, guest cabins, & the multitude of other
common amenities commences, this offer expires. This offer is
subject to availability and may be withdrawn without notice.
We will be more than happy to answer any questions you may
have in order to optimize your real estate investment experience.
